The Broadwater Division primary use is as a feeding facility for cattle. This supplementary feeding program was designed to ensure proper preparation of sale cattle. Up to 1500 head can fed in the purpose built facility. Broadwater is also Yulgilbar's machinery and maintenance hub. The Clarence River flats at Broadwater largely double cropped to rye grass, oats, sorghum and corn.
In 2017 the Broadwater division also gained the 'Yulgilbar Big Shed' a purpose built sale facility. Giving Yulgilbar a much needed permanent home for annual sales and field days. Included is a sale ring, multi level seating, caterers kitchen, bathrooms, private office, lounge and a large under roof area to view cattle in.
